Effective Snow Removal


There are many known ways to remove snow and ice from your driveway, but the safest and most effective way is mechanically, whether it be a snow shovel, snow plow or snow blower. �I know everyone is wanting some kind of magical potion and I will get to those, but unfortunately they are not as safe to use on your concrete and landscaping as the mechanically means of removal.


-Calcium Chloride = -25 degrees FahrenheitEffects of Deicers: This brings us to the big question, "What Are the Effects of Deicers on My Driveway"? �Most of us think that deicers chemically cause our concrete to deteriorate. �The truth is, the damage occurs when moisture saturates the upper layers of your concrete and goes thru freeze/thaw cycles. �Because water expands approximately 9% when it freezes, it can cause concrete scaling to driveways and walkways that are not poured to withstand these freeze/thaw cycles. �Scaling is where the surface of the concrete flakes off. Deicers increase the frequency of the freeze/thaw cycles thus causing improperly poured concrete to scale.-Magnesium Chloride = +5 � degrees Fahrenheit-Practical Temperature of Common DeicersUnderstanding Deicers: There are many types of deicers and each has a practical lowest temperature limit that it is effective at. �This is important, the higher the practical temperature of the deicer, the more freeze/thaw cycles your concrete will potentially be exposed to. �For example, if sodium chloride (salt or halite) has a practical temperature of 20 degrees Fahrenheit, meaning it is only effective above 20 degrees, and the temperature falls below 20 degrees, then the salt brine will freeze. �On the other hand calcium chloride has a practical temperature of -25 degrees, so it is effective and the brine won't freeze until temperatures drops below -25 degrees reducing the odds of a freeze/thaw cycle.Remember....Limit the traffic on your driveway/walkway, mechanically remove all the snow you can, apply a deicer to snow packed/icy areas and clean these areas shortly thereafter. �This will protect your driveway and keep everyone safe.So let's be real! �Most of us don't get a chance to remove any snow until after we have driven and walked on it. �So now we need to mechanically remove all the snow we can. �What is left is snow that has melted, refroze and bonded to your driveway or walkway. �Now we use our magic potion, deicers. �Apply an effective�amount of deicer to only the snow packed and icy areas, let the magic potion work until it breaks the bond between the snow and your driveway. �Once this bond is broken, immediately remove the snow pack and icy areas with a snow shovel. �The key word is "immediately". ��You don't want these areas to start melting and then refreeze because you will be faced with the same problem tomorrow.It is important to note that these practical temperatures are only effective 30 minutes �to an hour after application. �As the snow and ice melt, the brine becomes weaker and weaker, increasing the practical temperature. �The secret to effective snow removal, for the most part, is limiting compaction and removing it as quickly as possible. �Have you ever noticed once you get home from work, after you have driven up and down your driveway several times, the snow is much harder to remove where you drove on it. �The reason is when you drive on snow you are compacting it creating friction, or heat, that initiates the melting process. �Because the temperatures or ground temperatures are still below freezing, the snow refreezes and bonds to your driveway, thus making it more difficult to mechanically remove. �So, the easiest way to make mechanical snow removal effective is to limit the foot and vehicular traffic on the areas you want to remove snow.-Sodium Chloride (Salt) = +20 degrees Fahrenheit

Remember....Limit the traffic on your driveway/walkway, mechanically remove all the snow you can, apply a deicer to snow packed/icy areas and clean these areas shortly thereafter. �This will protect your driveway and keep everyone safe.

It was at this time an officer between the plow and the garbage truck. An officer fired shots from his pistol. The driver was struck. The Vernier control is used as a throttle or auxiliary throttle control in turf maintenance equipment and other similar off-highway equipment applications. A red button has been added to the center of the control knob to allow for coarse adjustment. The button also doubles as an emergency button in that by depressing it, it can return the Vernier to the idle position in a single stroke. The button is now also sealed to keep contaminants out. The outer portions of the knob is used for fine adjustments.

Further, the standard friction brake has been improved to withstand greater loads and the entire length of the body has been threaded. The head can be disconnected to allow easier installation by removing and replacing a single nut.




Turning a problem into an opportunity


When Mason's Wyeth-Ayerst Laboratories went out of business in May of 1996, Phil Mathews was one of more than 400 people thrown out of work. Mathews had been with the company for 20 years and was not expecting to have to look for work, but as the reality of the layoff sank in, he realized he had to examine all his options.


In the purchase of Sunny View, Mathews inherited a number of clients, but he's been steadily adding to the total since. He's especially targeting school district clients, but says it's difficult to get your foot in the door. As an incentive, he offers fixed monthly billing to larger clients, which he says can save a customer as much as 50 percent. He says he likes running his own business so far. "It's not as financially rewarding [as working at Wyeth-Ayerst was] at this point," he said, "but it's coming." Mathews' wife Kathy had to carry the financial burden for the family during the first few months, he said. "She's been very understanding. It took 11 months to squeeze out the first house payment."Mathews has operated a snow plowing business for 15 years as a way to generate extra income, but he knew that wasn't going to pay all his bills. He had to find something else. "I didn't want to go out and take a job for half the money I'd been making," he said, "and I wanted an opportunity to get something going for myself that I could grow." He started looking around for other business opportunities. Soon, a friend referred him to a Grand Rapids business with facilities in Holt: Sunny View Sanitary Supply. He bought the business in September of 1996.Wescon said the dual-axis control can be used with most hydraulic valves found in mobile applications and is especially applicable in uses such as snow plowing, as it allows the plow to swing and either raise or lower at the same time. "Helping hands" on the front of front end loaders in agricultural uses, is another typical application. Specially designed kits are available for vehicle body builders and equipment manufacturers.As preparation for running Sunny View, Mathews participated in the Lansing Community College "Bridge" program, designed to help adults who want to earn a degree, but who may have been out of school for several years. Wyeth-Ayerst arranged to pay for a portion of the tuition fees for former employees who participated in the program. The program was further subsidized by the BookMart, a Lansing textbook supplier. Mathews said, "I figured if you're going to be in business, you might as well take some classes and brush up on the skills you're going to need." He worked with LCC's Bridge Program Coordinator for Ingham County, Doug Klein, who happens to be from Mason also. "He kind of took me under his wing," Mathews said. At LCC, Mathews was able to "brush up" on his small business management skills, as well as public speaking, public relations, marketing, and computers. "I was computer illiterate before," he said. Mathews earned his associates degree in Business from LCC in May of 1997.

Spring Home Projects in Northern New England


As I sit on a plane in route from Chicago to Boston this evening, I realize I have been staring out into the dark abyss contemplating the arrival of spring. Spring is a time of anticipation and renewed life. A time when the snow finally abates and the Robins return to rebuild their nests. And a time when Tulips and Daffodils emerge from the ground and bloom, if ever so briefly. It is also a time for the voracious Black Fly that we northern dwellers know only too well. For me, however, it is a time to shift into a higher gear; there are outdoor projects that have accumulated over the winter months and there is traditional spring tasks that every homeowner is compelled to do.


Another important job, but not so large in effort, is preparing the lawn for the spring rains. First there is the raking. Then there is the application of the first stage of the four-stage fertilizer process, you know, the one that halts the Crab grass in July and August. Usually every other year there is the additional task of spreading the pest control to prevent grubs and moles. Based on product recommendations and when I actually have time, I do these tasks in mid May.For those of us with bountiful winter snowfalls, many of us have the unique task of fixing or replacing our mailboxes for hopefully the last time, or at least for the next 12 months. This is particularly an aggravating task as we spend much of the time doing it, cussing under our breath the snow plow operator that we know had pleasure wiping out our mailbox.But if you do have a clean lot in the midst of bad weather, it could mean the difference in trying to land a new tenant.Eighteen plows hauling mixtures of sand and salt were dispatched throughout Colorado Springs, said Ken Winckler, operations manager for the city's streets division. Though the snowfall is relatively light, it has had no problem sticking to the pavement due to the bitter cold temperatures in the last few days.Most commercial properties are plowed by landscapers who also maintain the outside areas of office buildings and shopping centers when they're not covered in snow. Some snow removal contractors charge by the inch, up to a certain number is included in the annual agreements and if more white falls beyond that, it means more green for the plowmen.Temperatures in the city topped out at 31 degrees Thursday after two days of high temperatures in the single digits.

I see the lights of Boston approaching in the distance. My flight is almost over; however my spring list is nearly complete. I am sure I have missed a few items, but my wife will surely remind me. I look forward to the warmth of spring, but as I look down at my list, I think, I�ll just sit back and savor the final weeks of winter.

Snow joke for Long Island landlords


It's been anything but a winter wonderland for Long Island's commercial landlords and property managers.


RBR, which doesn't usually sell snow blowers, sold 150 in a couple of weeks, and is waiting for another shipment. They've also sold more plows this winter than ever before. The company has contracted nearly 200 trucks and has about 75 shovelers to service its clients from New York City to the East End. Weslowski said the largest plows can cost $350 per hour, if you can find one to clear your lot.Then there is the garden. I am not sure why I still bother. Maybe it is due to a memory of my youth, when I spent two summers working on a farm. It may also be some innate desire to see something grow from nothing, that I had a part in. I think it is the latter, but regardless, every April I go out and till, fertilizer and lime the soil, while I sacrifice my body to the Black flies. By May I begin to plant the Peas, Carrots and Onions. By June I plant the Tomatoes, Peppers and Squash. And by July, I am at war with the local Wood Chuck."We have to try to give tenants a safe environment," Dorsi said, "no matter what the weather brings.""If you're a snow contractor you're making money," Dorsi said."When I'm giving tours now I show them the parking lot," Wachtler said. "Then they can see what kind of service they can expect here.""It's really pretty light in most areas," Evenson said.Wachtler has another tip to keep his buildings clean and open on time: Keep your plow guys close by.Nearly 5 feet of snow - more than three times the norm - has fallen on the area from seven separate storms, creating a nightmare for the people responsible for getting buildings open, accessible and ready for business. With costs for repeated plowing, shoveling, salting and sanding piling up, the season's already been expensive, and there's still almost two months of winter to get through.That effort has been monumental this winter, with most property managers spending a lot more money than they had planned. Phil Wachtler of Farmingdale-based Wachtler Knopf Equities said his management firm takes care of 11 buildings in Nassau and Suffolk counties, representing about 800,000 square feet of office space, and for him, the harsh season's been costly.Residents in north El Paso County - particularly in Monument and Palmer Lake - could receive 1-3 inches of snow by midnight Friday."We let our guys park their trucks in our lots," he said. "That way, they plow us first."For retailers and tenants in shopping centers, snow removal is added onto their common area maintenance charges, so tenants and not landlords bear the cost.Diane Dorsi, president of the Building Owners and Managers Association of Long Island, said it's been a tough go for her members so far."Normally we're busy before the season getting the equipment ready and by Christmas it slows down," Weslowski said. "This year it hasn't slowed down at all. We've been digging people out left and right."There are two main questions I debate as I compile my spring �To-Do� list: What to do and when to do it?

Motorists facing slick conditions on frozen roads


Plows were dispatched across Colorado Springs on Thursday evening as snow began to fall across the Pikes Peak region, leaving motorists with a slick commute.

I am sure the professional painter would beg to differ with my advice, but hey, not all of us can justify the professional painter every 3-5 years, nor can we dedicate an entire week or two of our spring painting the whole house. I have found it best to do the spring painting as soon as the whether gets above 50 degrees. Any sooner, it is too cold for the paint. Any later, and one has to contend with the other flying insect, the hornet.Bob Weslowski, owner of RBR/Melville Snow Removal, can attest to that. If your family wants to go skiing on your next vacation, but you do not know how to ski, go ahead and plan that ski vacation anyway! You can learn how to ski, and you will have a great time doing it. You do not even need to know the first thing about skiing before you arrive at the resort. All of the knowledge you will need is there waiting for you, and you can literally be skiing down a mountain after an hour of instruction.

For the remainder of the winter season, his eyes lit up each and every time the snow fell, and we never spent more than a couple hours snowed in. During those great hours, my wife and I would simply warm up a pot of hot cocoa and watch the amazing transformation taking place from the warmth of the house.When spring came around and it was time to get started on my tree trimming and garden duties, I found a similar interest in these outdoor chores. I would trim the branches, and my son would load them into the ATV plow and transport them to the edge of the property. He then spent a week straight digging up dirt and proportioning areas of land for my grand gardening plans. Like many parents, I�ve always had trouble getting my adolescent son to do work around the house. I�m really big on my yard and all the outdoor work that comes with it. I do a lot of gardening, a lot of shoveling, and even more trimming and loading. For years, it was nearly impossible to get my son to help with any of this, and I finally stopped asking for any assistance at all.

Unplowed Crags? Colorado Springs' springs? Mystery webmaster


The Crags is one of the most popular hikes in the Pikes Peak region, especially in winter. A new parking lot was installed, as well as improvements made at the trailhead and campground. The road in winter, however, is only plowed to a point about a quarter mile past the Mennonite camp, leaving an additional mile or so of unplowed road to reach the new parking lot (also unplowed). This stretch of road can be treacherous, and cars often get stuck and stranded. Who is responsible for maintaining the road to The Crags trailhead?

Tulsa crews work to clear snow from streets


For the second time in nine days, city of Tulsa crews were plowing major arterial streets nonstop, working to remove the latest snow.
